How to get direct bookings for your riad (without Booking.com)
· by the Agence Web Premium team, Guéliz Marrakech
What a booking taken via an intermediary really costs
Take a riad renting a suite at 900 MAD a night. A platform takes a commission around 15 to 20%, about 135 to 180 MAD. Over fifty nights per month, that sum far exceeds the annual budget of a site with a booking engine.
This calculation doesn't mean you should leave the platforms: they bring visibility you don't have yet. It means a night booked directly is far more profitable than one booked through an intermediary — and that the site must be designed to capture the traveler who already found you elsewhere.
| Channel | Indicative commission | On 50 nights at 900 MAD | Who keeps the customer relationship |
|---|---|---|---|
| Booking platform | 15 to 20% | 6,750 to 9,000 MAD | The platform |
| Riad website, live | 0 % | 0 DH | The riad |
| Phone and WhatsApp | 0 % | 0 DH | The riad |
Commission rates vary by platform, contract and period. Check your actual contract: the figures above are commonly observed orders of magnitude, not contractual data.
The booking engine, the centerpiece
A calendar with real availability, an instant quote and a way to pay a deposit: without that, the traveler goes back to the platform answering in two clicks. The engine doesn't need to be complex. It must show free dates, the total price, and allow blocking the room.
Beware of synchronization: if your calendar shows a room free while it's occupied, the dispute costs more than the saved commission. Allowing a safety buffer between two bookings is a healthy practice.
The “best price guaranteed” — provided it’s true
Advertising a direct rate below the platforms' is the most effective lever — and the most misused. A “best price guaranteed” banner with no verifiable difference isn't believed, and a platform can show a price below yours after discount.
The honest method: publish the direct rate, keep it genuinely lower, and state what's included on top (breakfast, transfer, flexible cancellation). That extra attention justifies booking direct, more than price alone.
Reviews, and why they decide
A traveler compares several riads in minutes. Reviews weigh heavily in this decision. The site must show real reviews, with their source, and invite satisfied guests to leave one. Displaying an invented overall score destroys trust the moment it's checked: better to visibly relay the authentic source.
WhatsApp: the channel that makes the difference in Morocco
Many travelers prefer asking a question before booking: distance from the main square, car access, breakfast, airport transfer. A WhatsApp button with a pre-filled message turns that hesitation into a conversation, then a booking. The reply must come quickly: beyond a few hours, the traveler has booked elsewhere.
Being found on medina searches
A medina riad is played out on precise queries: “riad with pool medina Marrakech”, “charming riad Marrakech medina”, “guesthouse Marrakech rooftop”. Each room page, each experience page then offers its own content, with photographs of the real place.
The Google Business Profile completes the setup: addresses, photos, reviews, answers to frequent questions. Discovery often starts there.
The four-step plan
- Measure your real commission rate and the number of nights sold via intermediaries.
- Set up a booking engine with synchronized availability and deposits.
- Display a genuinely lower direct rate, with extras made explicit.
- Optimize the site pages and Google profile for medina queries, then reply quickly on WhatsApp.
The traveler's journey, step by step
A traveler rarely discovers a riad through its site. They spot it on a platform, Instagram or a guide, then type the riad's name in a search engine. At that precise moment, everything is at stake: if they find a clear site with availability and a direct rate, they book direct. If they only find an informationless Facebook page, they go back to the platform and you pay the commission.
A riad site is therefore designed backwards: not “what do we want to show?” but “what is the traveler who already has our name in front of them looking for?”.
Recurring questions: where is the riad relative to the main square, can you reach it by car, is breakfast included, do you offer airport transfer, what's the rate for three nights. Every answer missing from the site becomes a WhatsApp message — fine if there's a quick reply, harmful otherwise.
How long and what budget
A riad site with a booking engine falls under our business plan, delivered in 14 days: room and suite pages, gallery, booking, French and English versions, completed Google profile. Budget starts at 5,400 MAD, excluding hosting and domain name.
For comparison, a single night booked via an intermediary costs 135 to 180 MAD on a 900 MAD rate. Over a few dozen nights, the return-on-investment question hardly arises anymore.
The mistakes that cost bookings
- An unsynchronized calendar showing an occupied room as available.
- A WhatsApp number with no reply for half a day.
- Dark or compressed photos that don't render the place.
- A French-only site while the clientele is international.
- No visible reviews, while the traveler compares three riads before booking.
